Heir advances
1. Heirs of decedent's estates can obtain a cash advance on their inheritance
now and repay the obligation when the probate closes. Heirs can expect to get
about a quarter to a third of their net inheritance early. Heir advances typically
require 7-10 working days to fund. Does not have to be real estate; could be
cash, stocks, or other liquid assets
2. Advances must be paid at the time of close of probate or sooner.
Heir loans
1. Heirs of decedent's estates can borrow on their inheritance now and repay
the loan when the probate closes. Heirs can expect to get about a quarter to
a third of their net inheritance early. Heir loans may take as few as 5 working
days to close. Does not have to be real estate; may be cash, stocks, or other
liquid assets
2. You may wait for up to about six months to begin paying on your loan. You
may even be able to extend your loan past the close of probate if you are receiving
a home or other property from the estate.
Trust loans
1. Beneficiaries of trusts may be able to obtain cash from their share of the
trust early, provided they meet certain conditions. Trust advances typically
require 7-10 working days to fund.
2. Cannot have non-invasion clause preventing assignment of interest

1. Show proof of inheritance - have a copy of the will or trust, if available.
2. Have information to show sufficient assets in estate or trust
